FIBRA Prologis Closes Two Promissory Notes for US$100 Million


MEXICO CITY, Aug. 26, 2022 /PRNewswire/ -- FIBRA Prologis (BMV: FIBRAPL14), a leading owner and operator of Class-A industrial real estate in Mexico, has closed two promissory notes for a one-year tenor with Scotiabank Inverlat, S.A., Institución de Banca Múltiple, Grupo Financiero Scotiabank Inverlat ("Scotiabank") and BBVA México, S.A., Institución de Banca Múltiple, Grupo Financiero BBVA México ("BBVA") for a total amount of US$100 million.

Pricing for the US$100 million of notes was SOFOR plus a weighted average spread of 102.5 basis points, which represents 96.5 basis points lower than our current spread in the line of credit. Both promissory notes are for a 12-month period, with no withholding tax.

"We are always working on strengthening our Balance Sheet. With these funds we are refinancing existing debt at a lower cost of debt, while increasing our liquidity and maintaining a neutral loan-to-value," said Jorge Girault, senior vice president, Finance, Prologis Mexico.
