WALTHAM, Mass., Sept. 15, 2020 /PRNewswire-PRWeb/ -- Recently the CDC and Federal government enacted an eviction moratorium that will protect millions of potentially at-risk renters affected by loss of income due to the current Covid-19 pandemic. During initial Covid 19 related job losses cities and states across the country were quick to implement eviction moratoriums in order to assist renters from losing their homes. However, when these moratoriums expired millions of people still affected by loss of income due to Covid-19 faced a new eviction challenge.
In early September 2020 the Federal government, in conjunction with the Center for Disease Control (CDC) implemented an extended eviction moratorium.

The order, put forward by the Centers for Disease Control and Prevention, said the action was needed to stop the spread of the virus and to avoid having renters wind up in shelters or other crowded living conditions, compounding the crisis.
The moratorium would go further than the eviction ban under the pandemic CARES Act, which covered as many as 12.3 million renters in apartment complexes or single-family homes financed with federally backed mortgages. That provision expired in July, though landlords could not begin eviction proceedings for 30 days. (1)
Almeida adds: "Obviously landlords and property managers will take immediate note of this action as it will greatly impact their income, but this type of significant order should force landlords and property managers to ensure their vetting policies are compliant with law. Failure to fully comply could be an expensive mistake."
It should be noted that this action does not eliminate all evictions, only those related to loss of income due to Covid 19. Other non-related evictions can continue.

The moratorium also does not prevent evictions based on a tenant who engages in criminal activity, threatens the health or safety of other residents, damaging property, violating building codes, or violating contractual obligations not tied to rental payments... (2)
