National CORE and Linc Housing Join New Residents and City Officials to Celebrate the Grand Opening of New Affordable Senior Housing in Glendale


GLENDALE, Calif., Feb. 13, 2020 /PRNewswire-PRWeb/ -- Co-developers Linc Housing and National Community Renaissance (National CORE), both California-based nonprofits, joined the City of Glendale, new residents and other partners to celebrate the completion of Vista Grande Court. The all-new affordable senior apartment complex provides 65 homes for seniors earning between 30 and 60 percent of the area median income and one manager's unit. Seven of the one-bedroom apartments are for seniors with developmental disabilities.

"In a time when our state faces an affordable housing crisis, the City of Glendale, Linc Housing, and National CORE worked relentlessly to deliver homes that will help seniors thrive." Demand for affordable senior housing is apparent. There were more than 6,600 applications for the new community's 65 apartments.

The new buildings feature beautiful Spanish Colonial style architecture with a network of paseos, plazas and courtyards that encourage an active and social lifestyle among residents. As seniors age in place, they will enjoy several onsite amenities including a large community room that will host a variety of resident programs and a community garden with raised beds. The property also has an outdoor fireplace, BBQ area, and laundry facilities. Vista Grande Court is designed to achieve a LEED Gold rating with ambitious targets for energy efficiency and water conservation. The new complex is conveniently located near restaurants, grocery stores, pharmacies, retail, parks and entertainment.

"So often, our senior neighbors aren't able to keep up with the rising rents in this region," said Rebecca Clark, president and CEO of Linc Housing. "The 2019 homeless count in Los Angeles County showed that the number of homeless seniors 62 and older rose 8.2%. We're grateful that the leadership in Glendale understands this growing challenge and are taking steps now to increase the supply of this much needed housing."

National CORE's Hope through Housing Foundation will coordinate a variety of resident services including nutrition and exercise programs, money management classes, health education, and individualized care coordination. Modern Support Services will bring additional support for senior residents with intellectual or developmental disabilities. Services include independent living skills, personal finance assistance, healthcare navigation, and educational guidance.

Funding for the $26.9-million development came from a variety of sources including construction financing from Capital One, NA, Low and Moderate Income Housing Asset Funds and HOME funds from the City of Glendale, funds from the Federal Home Loan Bank of San Francisco Affordable Housing Program (AHP), tax credit equity from Raymond James Tax Credit Funds, Inc., and permanent financing from Century Housing Corporation. Predevelopment support was provided by The California Endowment.

The new community, located at 1116 Sonora Ave. in Glendale, was designed by RRM Design Group and constructed by National CORE. Construction was completed in mid-October 2019, and the units were fully occupied by qualified residents by the end of January 2020.
